Prevention is Better than Cure – Property Maintenance Tips from Professionals

Whether you rent or own your property, one thing is for sure, caring for a home is a big responsibility, and that is before even considering the 2022 weather thus far. During a typical January in the Emirates, we see about 10 millimeters of rainfall on average with up to 100mm over the course of an average year. As the recent downpours seem to have slowly but surely dried up, that’s not to say they haven’t left a little wreckage in their wake with many homes and apartments across the Emirates still bearing the brunt of the floods and winds that followed.

If you have been affected by the weather, or you are trying to keep your accommodation in its best possible state, prevention is always better than cure. With the right repair tools and maintenance tips, you should be able to smoothly navigate your home taking into account the UAE’s extreme heat and cooler months. Small habits can surely make a big difference in keeping on top of your ongoing home maintenance.

• A home maintenance schedule is vital for your home’s upkeep. Keeping a constant eye on your exterior, appliances, air conditioning, plumbing, security and electrical systems will not only prevent breakdowns but save you money whilst keeping your home always looking its best.

• Think seasonally and use a checklist to refer to monthly tasks, repairs and cleaning which you can revisit at any time. If any jobs are beyond your skillset, hire a professional to help, rather than risk doing it wrong and paying more in the long run to fix it.

• Clean taps and showerheads regularly to remove mineral deposits.

• Have the air conditioning serviced twice a year to ensure filters are clean and all electrical components are checked thoroughly. Occasionally after a severe sandstorm, they might need an additional clean as there may be a lot of sand in the system.

• Inspect baths and sink drains for debris and unclog where necessary.

• Regularly test smoke alarms and fire extinguishers.

• Inspect electrical cords and works for wear and tear.

• Check all indoor and outdoor air vents for blockages.

• Regularly clean kitchen exhaust fan filters, refrigerator and freezer coils and drip trays.

• Check dishwasher for leaks.

• Check kitchen and bathroom cabinets and around toilets for leaks.

• Seal tile grout.
